New Home Warranty Coverage
Homes built in Ontario are protected under the Ontario New Home Warranty Plan Act, administered through Tarion Warranty Corporation.

The following is a summary of the warranty coverage on your new home, as well as how to request warranty service at Laurier Homes:
1st Year Warranty Coverage:
Laurier Homes warrants your home against defects in WORKMANSHIP AND MATERIAL for a period of ONE YEAR starting on your Closing Day. There are three processes by which you can submit a list of warrantable concerns to Laurier Homes:
1) PDI (Pre-delivery Inspection) performed with Laurier Representative prior to closing and will identify items that need touch up, damaged items, adjustments, or may be missing.
2) 30 Days from your closing date you can submit a list of items that may not be working, need adjustment or are outstanding from the PDI.
3) Year-End, one year from your closing date.
Send the applicable Statutory Warranty Service Request form to Laurier Homes and Tarion. This is done by registering on the Tarion web site at https://myhome.tarion.com/hop/
Our Customer Service person will contact you to schedule a service appointment. All service appointments are scheduled during regular business hours. If you are unable to be home during the appointment, you may leave us a key to provide access.
Tarion allows a period of 120 days to address the items listed on your form

2nd Year Warranty Coverage:
Laurier Homes warrants the FOLLOWING ITEMS against defects in WORKMANSHIP AND MATERIAL for a period of TWO YEARS starting on your Possession Day:
- Plumbing / Heating / Electrical delivery and distribution systems,
- Exterior Water penetration-including windows, doors and caulking that results in water penetration into the building envelope or through the basement or foundation walls
- Exterior Cladding- which result in detachment, displacement or deterioration of cladding such as brick work, aluminum or vinyl siding
- Major structural defects:
- That results in failure of the load bearing portion of any building or materially and adversely affects its load bearing function or
- That materially and adversely affects the use of such building for the purpose for which it was intended
- Including significant damage due to soil movement, major cracks in basement walls, collapse or serious distortion of joints or roof structure and chemical failure of materials, but
- Excluding Flood damage, dampness not arising from failure of a load bearing portion of the building, damage to drains or services, damage to finishes and damage arising from acts of God, acts of the owners and their tenants, licensees and invitees, acts of civil and military authorities, acts of war, riot, insurrection or civil commotion and malicious damage
If you experience a problem with any of the above-noted items during your first two years of occupancy, please contact our Customer Service Office immediately, as these are generally considered to be urgent repairs.

7th Year Warranty Coverage:
Your home is protected under warranty against Major Structural Defects (MSDs) for a period of SEVEN YEARS from your Closing Day. A Major Structural Defect is defined by the Ontario New Home Warranties Plan Act as:
- Major structural defects:
- That results in failure of the load bearing portion of any building or materially and adversely affects its load bearing function or
- That materially and adversely affects the use of such building for the purpose for which it was intended
- Including significant damage due to soil movement, major cracks in basement walls, collapse or serious distortion of joints or roof structure and chemical failure of materials, but
- Excluding Flood damage, dampness not arising from failure of a load bearing portion of the building, damage to drains or services, damage to finishes and damage arising from acts of God, acts of the owners and their tenants, licensees and invitees, acts of civil and military authorities, acts of war, riot, insurrection or civil commotion and malicious damage
Laurier Homes covers the warranty for the first 2 years and Tarion covers the remaining 5 years directly.
To make a claim for a Major Structural Defect after the first 2 years, please contact Tarion directly by phone at 1-877-982-7466 or by email at info@tarion.com.
General Notes:
Emergencies: A warranted emergency should be reported to Laurier Homes immediately within the first two years of occupancy.
Types of Emergency:
a) Total loss of heat between September 15th and May 15th
b) Gas Leak
c) Total loss of electricity in the home
d) Total loss of water supply and/or a plumbing leak that requires complete water shut off
e) Major collapse of any part of the home
f) Total sewage stoppage
g) Major water penetration of the interior wall or ceiling due to burst pipe
Should the builder representative not be available, the purchaser is advised to contact an applicable contractor to resolve the issue and notify the Builder immediately. Emergency situations due to the failure of a municipal or utility provided service are not covered under warranty as they are not under Laurier Home's control.
It is the responsibility of each homeowner to ensure that they are caring for their home and protecting its warranty. By conducting regular inspections and maintenance on your home you will ensure that your warranty rights are protected.
The following are some items not covered by the statutory warranty:
1. Damage resulting from improper maintenance such as dampness or condensation caused by the homeowner's failure to maintain proper ventilation levels or improper operation of a humidifier, hot tub or other moisture-producing device.
2. Alterations, deletions or additions made by the homeowner.
3. Damage caused by the homeowner or visitors.
4. Normal wear and tear, such as scuffs and scratches to floor and wall surfaces caused by homeowners moving, decorating and/or day-to-day use of the home.
5. Normal shrinkage of materials that dry out after construction (such as nail "pops" or minor concrete cracking).
6. Settling soil around the house or along utility lines.
7. Damage resulting from an act of God
8. Damage caused by insects and rodents, except where construction is in contravention of the Ontario Building Code
